RENTAL PROCESS

At Gold Medal Property Management, we know that moving into a new home can be a very stressful time. We have made it easy to find your perfect home with our user-friendly website which features all you need to know about Gold Medal Property Management rentals in the Killeen area including extensive photos of the properties, maps, and a concise description of the amenities and rental terms.

If you are new to the Killeen area, our helpful staff would be very happy to spend some extra time with you describing the overall Killeen/Fort hood area, key locations (such as entrance gates to Fort Hood, area shopping, and our available rentals.

Checking Out Keys

To view a property, please contact our office to see if the property is vacant and available to view.  If it is, you can check out a key and go and view the property.

Please note that we cannot “hold” any rentals for any reason. If you are interested in a unit, please complete the application process and turn in the security deposit as quickly as possible, as many of our rental units are rented out very quickly.

All applicants must physically see the property before an application will be processed. If you have any concerns with this, please call to speak with the office staff. 

Gold Medal Property Management Application Process

It is easy to apply to rent any of the available Gold Metal Property Management rentals. Once you have found the property you want to rent, you may apply online on our website or in person at our office. The non-refundable application fee is $30 for each individual 18 years or older. Fees can be paid with cash, money order, or by credit card. Each applicant will need to provide one month’s proof of income, a copy of a valid government issued ID card and acknowledge of receipt of our Rental Criteria & Guidelines as well as the Texas Real Estate Commission Information About Brokerage Services Form (IABS).

Credit Reports & Background Checks

Gold Medal Property Management will conduct a thorough credit report and background check on all adults listed on the leasing application.

Credit Bureau reports and credit scores indicating evictions, poor rental history, unpaid accounts, or a history of unsatisfactory rental accounts can result in disapproval of the rental application. If you have any unsatisfactory rental accounts and show proof of payment, we will consider approving your application. Additional security deposit may be required based on the results of the background check. Any criminal background is taken on a case-by-base basis.

Unsatisfactory background checks may also lead to a disapproval of the rental application. For example, registered sex offenders will not be approved.

Military Waivers

Sorry, we do not accept Military Waivers.

Families, Roommates, and Children

Gold Medal is proud to provide equal opportunity housing to all individuals regardless of sex, race, marital status, or sexual preference. We rent to qualified individuals, roommates, and families with or without children. Each roommate/spouse must undergo the full credit history and background check. Any children living in the home must be listed as occupants on the lease, and children 18 and older must undergo the background check and pay the non-refundable application fee.

Pet Policy

Gold Medal Property management does permit pets on certain properties if the property’s owner has approved of pets in their rental home. Approved pets include dogs, cats, hamsters, gerbils, ferrets, reptiles, birds and fish.

The pet fee per animal is $200 for up to 25 lbs and $300 for over 25 lbs. Certain aggressive breeds of dogs are prohibited at all times, including Pit Bulls, Dobermans, Mastiffs, Akitas, Rottweilers, Staffordshire Terriers, Chow Chows, wolf hybrids and Great Danes. Please contact our office for a complete list of banned dog breeds.

The pet fee for fish/reptiles/gerbils/hamsters/etc. under 15 gallons is $200. For 15-30 gallons the pet fee is $300. For tanks over 30 gallons the pet fee is $500.

Prior to introducing a pet to your rental home, you must contact the Gold Medal Property Management office and inform us of the proposed pet and pay the pet fee. The pet violation fee is $100 for the first day and $10 each day thereafter until the pet is removed and this has been verified by a member of the Gold Medal Property Management Staff.

Completing Your Lease

Once your rental application is approved, you have up to 3 business days to come into our office and sign your lease. The lease information section of the application will list the move-in day and any pro-rated rent due plus the full security deposit. Please sign your lease as soon as possible in order to guarantee your move in date/move-in inspection time. The Gold Medal Property Management staff will also provide you with utility information so you can arrange to have your utilities on in time for your move in date & move in inspection. You’ll want to have the utilities on for your inspection so that you can ensure all utilities/appliances in the home are working properly at move in.

Move-In Walk Through

When you move into your new apartment you will be given a move-in inspection form. It is important that you inspect your unit completely for an issues and document them thoroughly on the form. The form must be turned into the Gold Medal office during the next business day of your move-in. Please make sure to keep a copy of the completed move-in inspection form for your records.

Paying Your Rent

All rent payments are due by the first of each month. Late fees start after the 3rd day of the month. You may pay instantly online through our convenient website portal using your bank account information (you will need your back account number and routing number to set up the payment) or you can pay via money order at our office. Gold Medal has a convenient after hours payment drop at our office should you need it.

As a thank you for paying on or before the first of the month, all tenants paying on time are automatically entered into our monthly prize drawing. Once a month we select a name from the list of qualified tenants and award a gift card/certificate to an area business/restaurant.

If you pay your rent late, you will be assessed a late payment fee. Please refer to your lease for a description of the late payment fees and processes.

You are responsible for all utilities unless otherwise noted in your lease agreement. For your convenience, here is a list of utility companies that service the Killeen area:
